NAI Hanson and Project Partners Celebrate Groundbreaking of Flex Building in Sparta, N.J.

Jul 2, 2019

Sparta, N.J. (July 2, 2019) – NAI James E. Hanson, Berardi Development Company, and Joe Maggio Concrete and Masonry were joined by Sparta Mayor Molly Whilesmith to celebrate the groundbreaking of 5 Aaron Way, a 10,400-square-foot industrial/flex space at the White Lake Commerce Park in Sparta, N.J.  on June 27th. NAI James E. Hanson’s John J. Schilp is the exclusive leasing broker for the brand-new building.

Being developed in a joint venture between Berardi Building Company, a Sparta-based full service general contracting firm and Joe Maggio Concrete and Masonry, a Wantage, N.J.-based masonry and concrete company, the 1.89-acre lot at 5 Aaron Way will be transformed into an adaptable 10,400-square-foot flex building with 20’ clear ceilings and eight overhead doors. Half of the building has already been leased to Joe Maggio Concrete and Masonry for his concrete company and leases are out for signature for the remaining space. Additionally, the joint venture will begin construction shortly on the adjacent 1.89-acre lot at 7 Aaron Way to create another 10,400-square-foot industrial/flex building.

Occupying a 31.54-acre along the NYS&W freight rail line just off of Route 15, the White Lake Commerce Park’s 12 subdivided lots feature ideal locations in the heart of Sussex County. Situated only 12 miles from Interstate 80 and less than five miles from Route 206, the property’s tremendous accessibility makes it ideally suited for a wide range of industrial uses.

As a designated Economic Development District, the White Lake Commerce Park presents developers with unique opportunities to create buildings tailor-made to the specific needs of tenants in the Sussex County area. Ranging from 1.89 to 5.76 acres, the remaining available lots comprising the White Lake Commerce Park are zoned for a number of uses ranging from scientific research and development laboratories to office buildings, storage buildings, warehousing and distribution, light manufacturing, and indoor recreation.

“White Lake Commerce Park is located in our Economic Development Zone which brings clean ratables to Sparta Township,” said Sparta Mayor Molly Whilesmith. “The developers, Anthony and Alex Berardi, are well known in Sparta for their many first-class commercial buildings.”

“With record high industrial pricing and a limited stock of brand-new flex space in the northern New Jersey market, this project comes at the right time, in the right location and with the right developers to make it a slam dunk,” said Schilp. “Similarly, as I look at each of the other lots making up the development, I see endless opportunities for businesses to establish a presence in northern New Jersey and attract tangible economic growth to Sparta.”

In addition to being named the exclusive leasing broker for the brand-new 10,400-square-foot building, Schilp has also been appointed as the exclusive listing broker for each of the lots making up the White Lake Commerce Park. Currently, the White Lake Commerce Park has several lots available for sale starting at 1.89-acres. Additionally, there are industrial/ flex leasing opportunities starting at 10,400 square feet at 7 Aaron Way. For more information on land sales or leasing, please contact John J. Schilp at 973-463-1011, ext. 174 or jschilp@naihanson.com.

Joe Maggio added, “I am happy to be constructing the first building at White Lake Commerce Park. My company, Joe Maggio Concrete and Masonry, is looking forward to beginning construction on a second building of similar size on the adjoining lot in the near future.”

“My son, Alex, and I have been active in Sparta for many years. When John Schilp of NAI Hanson brought this property to us we saw the possibilities it offered and closed on it. We have now hired Schilp and NAI Hanson to market the finished project for sale and for lease.” explained Anthony Berardi
