Sparta, N.J. (July 13, 2022)NAI James E. Hanson, the largest New Jersey-based full-service independent commercial real estate firm, announces it has negotiated the lease of 12,920 square feet of industrial space at 6 Aaron Way in Sparta, N.J. NAI James E. Hanson’s John Schilp represented both the landlord, 6 Aaron Way, LLC, and the tenant, Organic Gemini, in the transaction.

Strategically located in White Lake Commerce Park, Sparta’s newest and most successful industrial development, 6 Aaron Way is a brand new 27,000-square-foot industrial building with 24’ clear ceilings, no columns, nine 14’ drive-in doors, two tailgate loading dock and offers convenient access to Routes 15, 206 and Interstate 80.

The transaction highlights Schilp’s continued role in the creation of the White Lake Commerce Park. Beginning in 2019, Schilp was retained to facilitate the sale of the 12 lots making up the White Lake Commerce Park. With the sale of the last lot closing in 2019, Schilp has now brought several developers to the White Lake Commerce Center to construct owner-occupied and spec industrial buildings ranging in size from 10,000 – 40,000 square feet. In addition, Schilp’s work has brought several high-quality tenants and buyers to the completed buildings already open at the property.

Hoping to capitalize on the increased demand for high-quality industrial space in the Sussex County area, the landlord tapped NAI James E. Hanson to promote the building and secure a high-quality tenant. The tenant plans to leverage the building’s state-of-the-art features, size and proximity to its target clientele to create a warehouse and distribution depot for its food products.

“The strong leasing activity at White Lake Commerce Park illustrates the continued emergence of the Sparta industrial market,” said Schilp. “Within this market, brand new, state-of-the-art properties such as 6 Aaron Way, continue to stand out and will be key in attracting high-quality tenants to build upon the market’s momentum in the months to come.”
