Livingston, N.J. (June 6, 2022) – NAI James E. Hanson, the largest New Jersey-based full-service independent commercial real estate firm, announces it has negotiated the sale of a 7,000-square-foot office building at 139 E. 139 E. McClellan Avenue is a 7,000-square-foot free-standing office building featuring recent upgrades and improvements including a new roof, new exterior LED lighting, a new in-ground sprinkler system and enhanced landscaping. With an excellent location, ample parking and immediate access to Routes 280, 80, and 46, the building is a short distance from a wide range of shopping, dining and hotels options.
With Metropolitan YMCA of the Oranges having outgrown the space, the sellers enlisted NAI James E. Hanson to conduct a highly specific marketing strategy that would secure a similarly community-focused buyer. The team of Levering, Kirshenbaum and Erickson combined their resources and extensive experience within the Livingston market and found a buyer that intends to use the building to treat and teach children with autism and associated symptoms. The buyer felt that the building’s location and recent upgrades will be a perfect match for its intended use.
“Metropolitan YMCA of the Oranges had many opportunities to sell the building due to its great location and high-quality condition,” said Levering. “With that said, it was of the utmost importance to them to find a buyer that would use the building to provide important services to the Livingston community. We’re proud to have found the sellers a match they were comfortable with and continue this location’s history of providing important services to Livingston Township.”
