NAI James E. Hanson Sells Six-Property Shallow-Bay Industrial Portfolio in Westchester County, N.Y.

Mamaroneck, N.Y. NAI James E. Hanson, the largest New Jersey-based full-service independent commercial real estate firm, negotiated the sale of Westchester Industrial Portfolio, a six-property, 153,430-square-foot shallow-bay industrial portfolio located in Mamaroneck, New York.

Senior Managing Directors Jordan Avanzato, SIOR and Christopher D. Todd, SIOR, and Managing Director William Ericksen, SIOR, CCIM of NAI James E. Hanson’s Capital Markets and Leasing Team, represented the seller, The Renatus Group, in the transaction with the buyer, East Capital Partners.

Acquired by East Capital Partners with a mark-to-market business plan, Westchester Industrial Portfolio comprises six shallow-bay industrial properties situated just off Interstate 95 and Route 1. The portfolio, fully leased to 13 tenants, comprises:

  • 500 Fenimore Road
  • 520 Fenimore Road
  • 628 Waverly Avenue
  • 480-500 Ogden Avenue
  • 503 Ogden Avenue
  • 510 Ogden Avenue

“Demand for institutional-quality shallow-bay product remains strong, especially in supply-constrained infill markets like Westchester County,” Avanzato said. “We were pleased to identify and secure a highly qualified buyer following a targeted and competitive process and deliver a successful outcome for our client.”

Todd added, “Investor capital is continuing to flow toward shallow-bay properties with strong occupancy, diversified rent roll, and proximity to major transportation corridors. This deal underscores the appeal of the Westchester market among institutional firms seeking both strong in-place income and future value-add potential.”
