Hackensack, N.J. (March 26, 2019)NAI James E. Hanson announces it has negotiated the sale of a 34,000-square-foot office building at 39 Hudson Street in Hackensack, N.J. NAI James E. Hanson’s Judy Troiano  represented the landlord, HAMM Associates, LLC, in the transaction with The County of Bergen.

Directly across from the Bergen County Courthouse, 39 Hudson Street is strategically located in the heart of Hackensack with easy accessibility to Routes 4, 17, 46, 80 and the New Jersey Turnpike. Due to its highly sought-after location for attorneys and other professionals looking to be close to the Bergen County Courthouse, The County of Bergen has been leasing 21,090-square-feet of space in the building since 2013 to house local county offices. Recognizing 39 Hudson Street’s prime location, size and proximity to the Bergen County Courthouse, the County of Bergen recently decided to purchase the property as a long-term investment.

For over 20 years, Troiano has represented the landlord for 39 Hudson Street and has negotiated over 40 leases during that time.

“It is becoming increasingly difficult for landlords to market larger office buildings as the needs of tenants continue to shift toward smaller footprints and shorter lease terms,” said Troiano. “In this uncertain market, landlords recognize the value in leveraging the expertise of a trusted broker and we were pleased to help arrange this sale and provide strategic counsel to further demonstrate value to a long-term client.”
