Clifton, N.J. (August 13, 2019) – NAI James E. Hanson announces it has negotiated a lease extension for 5,511 square feet of medical office space located at 1135 Broad Street in Clifton, N.J. NAI James E. Hanson’s Randy Horning, MSRE and Darren Lizzack, MSRE represented the landlord, First Equity Development Company, in the transaction with the tenant, Kessler Institute for Rehabilitation, Inc., represented by John Morrissey of Jackson Cross Partners.

1135 Broad Street is a three-story 68,000-square-foot medical office building featuring an ideal location with high visibility from the southbound side of the Garden State Parkway at the intersection of Route 3. Additionally, the property is located just 20 minutes from the George Washington Bridge and 15 minutes from both the Lincoln Tunnel and Newark International Airport. Equipped with two elevators and a heat pump system that allows for individualized climate control in each office, 1135 Broad Street’s clean, modern design also features outdoor balconies, a polished granite façade and a spacious, naturally lit atrium lobby entrance.

For over 70 years, Kessler Institute for Rehabilitation has remained on the leading edge of physical medicine and rehabilitation. Providing highly specialized care, advanced treatment and the latest technological advances to rebuild individuals’ lives, Kessler was recently ranked the No. 2 Rehabilitation Hospital in the Nation by U.S. News and World Report. As the nation’s largest rehabilitation hospital, Kessler features three campuses in New Jersey where they treat individuals throughout the state, across the country and around the world. Their 5,511-square-foot lease at 1135 Broad Street is one of more than 95 Kessler Rehabilitation Center locations in northern New Jersey.

“Three of the most important factors when it comes to site selection for medical office users boils down to an ideal location, strong area demographics and a great tenant mix,” said Horning. “While oftentimes medical users may need to prioritize or compromise on some of these aspects when securing medical office space, 1135 Broad Street delivers on all of these fronts while also featuring an elegant, modern design. We were pleased to assist First Equity Development Company in this transaction to help them negotiate an extension with a long-term, quality tenant.”
