NAI Hanson Finds Bridge Marketing New Home at Southpole Building in Fort Lee, N.J.

Fort Lee, N.J. (April, 2016) – NAI James E. Hanson, a leading New Jersey-based full-service independent commercial real estate firm, announced it has brokered the lease of 18,686 square feet of Class A office space located at the Southpole building at 222 Bridge Plaza South in Fort Lee. Bridge Marketing, a growing email marketing company, will now occupy the entire third floor of the building. NAI Hanson’s Darren Lizzack and Randy Horning represented the landlord in the transaction.

The Southpole building is a 108,000-square-foot, seven story Class A office space located at the foot of the George Washington Bridge at exit 73 off I-95 North. The building has a newly renovated elevator, lobby and bathrooms. There is ample onsite parking with two levels of below grade parking and covered parking that leads directly into the building’s lobby. The building boasts on-site property management, solar panels and energy efficient lights and window covers. The premium office space is also fitted with advanced fiber optics, ensuring that future technologies can be easily integrated for tenants.

“Bridge Marketing is experiencing strong growth and needed to expand from a few thousand feet to a much larger space,” Said Lizzack. “It was important to Bridge that they remained in the Fort Lee market in order to benefit from the unparalleled access to New York City where many of their clients are located, and they also needed the space in a timely manner. The Southpole building was able to offer the prime location and access that Bridge desired as well as an extremely competitive rental rate. We were able to structure a cost for the rent and the buildout and deliver the space in a timeframe that both parties were happy with.”

222 Bridge Plaza South offers direct access to I-95, I-87, Routes 4 and 46, The New Jersey Turnpike and the Palisades Interstate Parkway. The building is situated at the foot of the George Washington Bridge, offering excellent signage exposure. There are also numerous amenities and restaurants within walking distance of the building.
