NAI Hanson Helps Bicycle Distributor and Manufacturer Move Operations to Fairfield, N.J. Industrial/Flex Building

Feb 10, 2020

Fairfield, N.J. (February 10, 2020) – NAI James E. Hanson announces it has negotiated a lease for 23,875 square feet of industrial space at 155 Route 46 in Fairfield, N.J. NAI James E. Hanson’s Barry Cohorsky, SIOR, and LJ Koch represented the tenant, Kent International, Inc., and Resource Realty’s Greg Sabato represented the landlord, Richards & Robbins, in the transaction.

The deal marks the second transaction NAI Hanson has facilitated on behalf of Kent International in the last six months. After three years of unsuccessfully attempting to sell their headquarters building at 60 E. Halsey Road in Parsippany, Kent International sought out the services of Cohorsky and Koch to find a buyer. Closing on the sale of their headquarters in August of 2019, Kent International once again leveraged the experience and knowledge of Cohorsky and Koch to find the company a new headquarters with a larger office component to support its growing employee base.

155 Route 46 is a 40,400-square-foot industrial/flex building situated in a prime location directly off Route 46. With proximity to major thoroughfares including Routes 80, 23, 10 and I-287, 155 Route 46 offers ideal visibility and accessibility. Featuring approximately 12,000 square feet of dedicated office space, a parking ratio of 2.5 spots per 1,000 square feet and three loading docks, 155 Route 46 is ideally suited to tenants like Kent International that require an industrial space with a large office footprint.

“Industrial space of all sizes remains in high demand across northern New Jersey, which makes the market increasingly more complex and challenging for businesses to navigate on their own,” said Cohorsky. “Behind our experience and unmatched knowledge of the local market, we pride ourselves on our ability to deliver on whatever our clients need in this challenging market.  Recognizing office space was a priority for Kent International, we knew 155 Route 46 would be a perfect fit for the company to relocate their operations and we were happy to partner with them to secure a space to ensure their continued growth.”

A local, family-owned bicycle manufacturer and distributor, Kent International’s history dates back to the early 1900s. Today, Kent International supplies bikes and related accessories to more than 20 countries.
