Hanson, the largest New Jersey-based full-service independent commercial real estate firm, announces it has negotiated a lease for a 12,950-square-foot industrial/flex building at 9 Aaron Way in the White Lake Commerce Park in Sparta, N.J. NAI Hanson’s John Schilp represented the landlord, PSB Holdings, LLC, and the tenant, a Long-Island-based company specializing the sale of high end outdoor barbeques, fire pits, and deck and patio furniture, in the transaction.
Occupying 31.54 acres along the NYS&W freight rail line just off Route 15 in the heart of Sussex County, the White Lake Commerce Park is made up of 11 subdivided fully improved lots. Situated only 12 miles from Interstate 80 and less than one mile from Route 15, the property’s tremendous accessibility makes it ideally suited for a wide range of industrial uses. Currently, the White Lake Commerce Park is home to 6 buildings spanning over 100,000 square feet. Over 50,000 additional square feet of new construction is scheduled to come to the market in 2022.
9 Aaron Way is the latest industrial/flex building to be completed at the White Lake Commerce Park. The building features 22’ clear ceilings, six drive-in doors and 950 square feet of office space. Headquartered in New York, the tenant needed to relocate its Sparta-based distribution center to a more modern facility. Its leadership recognized that 9 Aaron Way promised the ideal combination of adaptability and accessibility to ensure their business could continue to efficiently service its growing customer base in the area.

Schilp was retained in 2019 to facilitate the sale of the 11 lots making up the White Lake Commerce Park. With the sale of the last lot closing in 2019, Schilp has now brought several developers to the White Lake Commerce Center to construct owner-occupied and spec industrial buildings ranging in size from 10,000 – 40,000 square feet. In addition, Schilp’s work has attracted several high-quality tenants to the completed buildings already open at the property.
