Mountain Lakes, N.J. – NAI James E. Hanson, the largest New Jersey-based full-service independent commercial real estate firm, announces it has negotiated a lease for 22,224 square feet of industrial space at 333 Route 46 in Mountain Lakes, N.J. NAI James E. Hanson’s Andrew Somple, SIOR, and Justin Allessio, represented the tenant, Phase 3 Media, LLC, in the transaction with landlord, Blue 701, LLC.

Located in the heart of Morris County nearby Interstates 80, 280 and 287, 333 Route 46 is a recently renovated 147,944 square-foot office building with ample on-site parking. The building is zoned for a wide variety of uses including general office, research, fabrication, printing, processing and storage of goods.

Phase 3 Media is an integrated marketing services company providing solutions across the print and marketing spectrum that previously called Fairfield, N.J. home. However, the continued demand for industrial space in the Suburban Essex submarket led to rapidly rising lease prices and the company chose NAI James E. Hanson to find a new space that could fit their office and production needs. 333 Route 46 provided an ideal location, on-site parking and power availability to ensure the business could continue to efficiently serve its clients across the New York City metropolitan area.

“Relocating a business is no small endeavor as companies are forced to make many tough decisions that will impact the future of their business,” said Somple. “In situations like this, it’s critical that companies like Phase 3 Media work with a highly experienced brokerage team who can understand their needs and create a real estate solution focused on driving their business’ continued success.”
