Mahwah, N.J. – NAI James E. Hanson, the largest New Jersey-based full-service independent commercial real estate firm, has signed a 14,449-square-foot industrial lease at 31 Industrial Avenue in Mahwah, New Jersey. Senior Vice President Andrew Somple, SIOR, and Associate Jessica Curry, CCIM, represented the landlord, 31 Industrial Ave Estates, LLC, in the transaction with the tenant, The Artistic Group.
Relocating from Englewood, New Jersey, The Artistic Group is a full-service print production company offering a full range of printing services, including acrylic, large format, offset, letterpress, and more. The company selected 31 Industrial Avenue as its new headquarters because of its heavy power capacity and strategic location within the New York City Metropolitan area.
31 Industrial Avenue is a 54,000-square-foot freestanding industrial/flex building situated in the heart of Bergen County’s industrial corridor. The property offers convenient accessibility via Route 17, Interstate 287 and the New York State Thruway, and features 16’ ceiling heights, 30’ by 20’ column spacing, a wet sprinkler system and ample on-site parking.
“Well-amenitized buildings in a prime location like 31 Industrial Avenue continue to see strong demand,” said Somple. “That said, it’s not always easy for owners to secure tenants that are an ideal fit, and that’s why it’s important to work with brokers who have a deep network and understanding of the local market. We are pleased to have connected both parties in this transaction and wish them all the best going forward.”
31 Industrial Avenue currently has two spaces available for lease, from 6,302 to 9,133 square feet. For more information, please contact Andrew Somple at asomple@naihanson.com or Jessica Curry at jcurry@naihanson.com.
