NAI James E. Hanson Helps Relocate Business to Sparta, N.J. Industrial Building

Hanson, the largest New Jersey-based full-service independent commercial real estate firm, announces it has negotiated the lease of a 10,400-square-foot industrial building at 7 Aaron Way in Sparta, N.J. NAI James E. Hanson’s John Schilp represented the landlord, Timna 480, LLC, in the transaction with tenant, Allwood Industrials, LLC, who was represented by KMAC Commercial.

7 Aaron Way is a 10,400-square-foot industrial flex building situated on 1.89 acres in Sparta’s newest and most successful industrial development, White Lake Commercial Park. Boasting 21’ clear ceiling height, four 14’ overhead drive-in doors, and no columns, the property is also situated in an economic development zone to provide ideal flexibility.

Relocating from Garfield, N.J., the tenant is a family-owned, online retailer of eco-friendly millwork and engineered wood products manufactured and important primarily from Scandinavia and the Baltic States.

The transaction highlights Schilp’s continued role in the growth of White Lake Commerce Park. Beginning in 2019, Schilp was retained to facilitate the sale of the 12 lots, including 7 Aaron Way, making up the White Lake Commerce Park. With the sale of the last lot closing in 2019, Schilp has now brought several developers to the property to construct owner-occupied and spec industrial buildings ranging in size from 10,000-40,000 square feet. In addition, Schilp’s work has brought several high-quality tenants and buyers to the completed buildings already open within the park including Organic Gemini and Glass Flooring Systems, Inc, who leased a combined 27,000 square feet to bring 6 Aaron Way to full occupancy earlier this year.
