Saddle Brook, N.J. – Sitex Group has named NAI James E. Hanson, the largest New Jersey-based full-service independent commercial real estate firm, as the exclusive listing agent for Zuckerberg’s Industrial Park (the “Property”), a 50-building, 623,000-square-foot industrial park located at 280 North Midland Avenue in Saddle Brook, N.J. Kenneth D. Lundberg, SIOR, Patrick Lennon, and Lorenzo Lambiase, MBA, CCIM, will oversee marketing and leasing for the property.
Located just feet from the Garden State Parkway and Interstate 80 intersection, Zuckerberg’s Industrial Park offers unparalleled accessibility to Port Newark-Elizabeth, Newark Liberty International Airport and New York City. Currently home to tenants including UPS, Veolia, Bio-Reference Laboratories, Crane and Johnstone Supply, the Property’s highly adaptable buildings range from 1,000 to 40,000 square feet, are geared to the needs of tenants ranging from small local businesses to international distribution firms.
In 2023, Sitex Group, a vertically integrated real estate private equity firm, acquired Zuckerberg’s Industrial Park from the family that had owned it for over a century. The acquisition aligns with Sitex Group’s in-fill strategy focused on acquisition, development, and repositioning. Since 2002, the Sitex Team has completed over $4.2 billion of transactions across eleven discretionary funds. NAI James E. Over the past two years, the firm has made multiple capital improvements at the Property to meet the needs of today’s industrial tenants including new lighting, paving, painting, updated building interiors and new signage.
